Move Out Checklist

  1. Please call 3-5 days prior to your move-out to schedule your inspection.
  2. House must be broom swept clean, mopped (and vacuumed where applicable).
  3. Kitchen must be completely clean (behind the stove inside and out, behind the refrigerator inside and out, etc).
  4. Bathroom must be completely clean (sink, tub, cabinets, etc).
  5. All walls must be clean and painted the same color as before tenancy began (unless Lessee has been given prior written permission from Lessor).
  6. All walls must be free of any stains or markings or more than a few tack or nail holes.
  7. Vacuum and clean any/all carpet(s).
  8. Clean all windows.
  9. Remove all of your personal possessions and belongings.
  10. No trash shall be left in the home.
  11. All exterior areas (porch, carport, etc) shall be cleaned of debris and left clean.
  12. Exterior lawn and landscaping shall be presentable (if applicable).
  13. Leave all appliances, window treatments, modem, alarm hardware, phone jacks, etc (where applicable).
  14. All keys shall be returned at inspection.
  15. All light fixtures are to work properly with working light bulbs.
  16. All electric is to work properly.
  17. All plumbing is to be free of any leaks or blockages.
  18. All heating/air conditioning is to be working properly.
  19. All smoke alarm(s) and carbon monoxide alarm(s) shall be working properly.
  20. Leave ALL utilities on until your move-out inspection has completed.
  21. Make Lessor aware of any damage or issues inside the rental unit.

All of the aforementioned items need to be done PRIOR to your move-out inspection so that you can receive your full security deposit (less any withholding where applicable).

Any and all repairs, repainting, trash removal, cleaning, and/or any other expenses that are attributed to restoring the home to its condition prior to your tenancy will be deducted from your security deposit.

If additional money is needed to restore said home, Lessor will send Lessee a bill and/or file legal suit for said money in court if not covered by the deposit.

Per Florida Statute 83.49 Section 3a you will receive a notice of claim for damages within 30 days delivered via Certified Mail to the address you provide. If no new address is given, any remaining security deposit money will be mailed to current mailing address and the Post Office will be responsible for forwarding any/all mail to your new listed address).

Please remember to deliver your home in the same condition it was in prior to your tenancy. Good luck with your move.

Examples of Damage of Lessee’s Responsibility.

Cigarette burns in curtains or carpets broken tiles in bathroom.

Large marks on or holes in wall.

Door off its hinges

Rips in carpet or urine stains from pets

Lots of picture holes or gouges in walls that require patching as well as repainting

Stains in rug caused by leaks

Broken refrigerator shelf

Water damage on wall from hanging plants

Water stains on wood floors and window sills caused by windows being left open during rainstorms

Sticky cabinets and interiors

Grime-coated bathtub and toilet

Missing mini-blinds

Mirrors caked with lipstick and makeup

Floor not clean behind the stove and refrigerator

Toilet won't flush properly because it's stopped up with a foreign object
